Pools, Spas & Hot Tubs

Information for installing in-ground pools, spas, and hot tubs is located in Article 6, Section H of the Master Covenant.

The following is not an official guide from Cohere or Associa. Much for the below is a condensed, or plain-speak, version of the official language. Please see the official HOA Guidelines for exact language.

In-ground

Swimming pools and spas must be in-ground, or a balanced cut and fill. Infinity Edge pools must be properly screened with the use of landscaping and no more than three feet of exposed concrete. Self-contained, above-ground hot tubs require approval.

Location

All pools and spas must be located behind the front building line, and must not be closed than 5 feet to any lot boundary line.

Screening and Fencing

Any additional fencing must be approved in advance and integrated into the design of the dwelling or site. Fences have to meet government regulations and no pool, spa, or hot tub can be filled with water until proper fencing is installed.

Plans

Plans must be drawn on a copy of an accurate site plan, and include specific indications of distance from the water containing basins and surrounding slab walks to the lot lines an building setbacks.

Backwash

Backwash drain from from a pool, spa, or hot tub must be contained within the lot where the improvement is being installed. It may not be discharged into the street, adjoining lot, or drainage easement. The MUD will determine whether drainage can discharge into a sanitary sewer without advance written approval of the MUD.

Construction Deposit

A construction deposit is required for all pool, spas, and hot tubs, excluding construction by a Homebuilder.

Lot Access

No access across another lot, common area, open space, or greenbelt for the purpose of building or maintaining said improvements without written approval of the property owners or in the case of common areas, open space, or greenbelt, the approval of the Easton Park Reviewer.
