Generally, any modification to the exterior of your home that cannot be moved inside within roughly 15 minutes requires approval by the Easton Park Reviewer.
Easton Park Reviewer
All information about the Easton Park Review can be found in Article 6 of the Master HOA Covenant[1]page 34.
The Easton Park Reviewer is responsible for receiving, processing, vetting, and approving any Architectural Review Application (See the Nabr page or download below).
Currently, any Architectural Review must be sent to the Director or Operations, Liza Salinas.
Architectural Control Committee (ACC)
This committee consists of a minimum of 3, but no more than 7 people appointed by the HOA Board. They serve the Board, and can be replaced at by the Board. The Board may act as the Committee. Committee members are not required to be Owners or Occupants of Easton Park.
Decisions where the Easton Park Reviewer does not have the capabilities to approve a Review, they may confer with the ACC.

During Home Construction
While the home is under construction, the HOA, Board, or any committee may not be involved with any home improvements. During this Development Period,
Until the home’s Development Period has ended, the Easton Park Reviewer is Declarant.
During construction, no improvements can be started or progressed without prior written approval of the Declarant. The Declarant may defer decisions or to an architectural control committee that is appointed by the HOA Board, or other specialists that are not members of the Board.
After Home Construction is Completed
Once the Development Period has ended, the Association no longer has any jurisdiction on architectural matters, and the Association will assume that jurisdiction through the Architectural Control Committee and will be the Easton Park Reviewer.
Improvements not in ordinary public view
If an exterior improvement will not be accessible to ordinary public view, it does not require approval.

Below are the more specific aspects of the approval process.
Design Guidelines
The Master Covenant document also includes Design Guidelines, which can be amended, modified, or supplemented at any time.
If there is a conflict between the Design Guidelines and the Master Covenant, the Master Covenant will take precedence.
The Easton Park Reviewer has the right to impose a fee for the review of plans to defray the cost of administrative expenses. Excess funds held by the Easton Park Reviewer at the end of the calendar year will be distributed to the Association.
The Reviewer will not be required to review any plans until a complete submittal package is assembled.
Failure to Act
If the Easton Park Reviewer fails to approve or reject any application within 60 days, it will be considered disapproved.
Variance
The Easton Park Reviewer may grant variances from the Design Guidelines and Master Covenant. These must be provided in the writing. Each variance must be recorded, however, failure to record a variance does not affect the validity of the variance, and claims against the Reviewer, Declarant, HOA Board, or ACC.
Variances are not considered a precedent of for future wavier, modification, or amendments.
Duration of Approval
Approval by the Easton Park Reviewer of any final plans, including variances, are valid for 180 days.
If construction does not begin within 180 days, and not diligently prosecuted to completion thereafter, the homeowner will be required to resubmit final plans or request a variance to the Easton Park Reviewer. This approval will consider any changes or circumstance since the time of original approval.
No Waiver of Future Approvals
Any approvals will not be considered as a future approval.
Non liability of Easton Park Reviewer
The Declarant, HOA Board, or Easton Park Reviewer is not liable to any owner or other person for loss, damage, or injury, arising from the Easton Park Reviewer’s duty.
