Home owners are welcome to rent their homes within specific rules. In Article 2, Section 2 of the Master Covenant, homeowners may rent their homes in the following manner:
Rental Terms
- Long-term rental leases must be a minimum of 6 months.
- Short-term rental leases are allowed:
- Up to 5 weeks per year
- Up to 6 times per year
- No more than 2 weeks per short-term rental
Rental Requirements
- All leases must be in writing and follow Applicable Laws.
- Homeowner must provide any manuals or community documents to the lessee.
- Homeowner must provide the HOA a notice of rental on or before the expiration of ten days after the effective date of the lease.
- Short-term rentals must be provided to the HOA within 3 days before the commencement of any short-term rental.
Union Park West Rentals
Union Park West prohibits short-term rentals, which are less than 6 months[1]Article 11.1.
Union Park East Rentals
Information on UPE’s Rental and Leasing is found in the community’s Declaration under Article 13.
Union Park East has a 50% cap on the amount of homes that are allowed to lease their homes.
Rentals must not be under 6 months.
Entire unit must be rented. Individual rooms cannot be rented: “not less than an entire Unit may be leased” [2]Article 13.02
High-Value, Short-Term Rental Recommendations
Below are recommendations for high-value periods in which to rent your home for a short-term rental. Easton Park is a valuable short-term rental area due to the following events, as well as the close proximity to the Austin-Bergstrom International Airport, Circuit of the Americas, and the soon-to-be completed Tesla Giga Factory.
Formula 1 United States Grand Prix
The Formula 1 United States Grand Prix is held at the Circuit of the Americas (COTA). In 2021, the race will be held on the weekend of October 22nd through October 24th.
South By Southwest
South by Southwest is an annual conference, festival, and exhibition for art, music, film, and interactive media that takes place in Austin.
The 2022 edition will take place between March 11th through March 20th
Austin City Limits Festival
The annual Austin City Limits Festival will occur on the weekends of October 1st through 3rd and October 8th through 10th in Zilker Park.
Austin Pride Week
Austin Pride week will occur on between August 7th through the 14th.
